How to finance real estate for new investors is a video about Debt Financing Vs Equity Financing and what's better as far as the investor goes. Recently I have had a lot of investors asking me should they be using debt financing on their projects or should they be using equity financing to fund their projects and I give my take in this video. I talk about positive and negative reason for both sides and which I feel personally works better for us.

Debt financing is in my opinion the best way to go for a number of reasons but most importantly you can make more money and you have less emotional capital invested from your partner worrying about the success of the project. So debt financing can be advantageous for the investor as well as for the lender. Equity financing is beneficial for the lender if it goes well they make more money. If the project goes south they are in the game as you can say and the deal does not make money it does not go well for them.

The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing.

Here are 3 things to ask before going into any deal:

1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this.

Everybody knows this. If you put 20% cash down on all your investment property, you will quickly run out of cash and might very well have to wait several years before you can buy another property.
Perhaps this is how you currently invest. That’s great if it works for you. But I’m about to show you another way, one that might work even better.
Please note, when I say “$1,000 or less” I’m strictly referring to your own cash.

The most successful real estate investors I know are the most creative in not only structuring their deals, but in financing them as well. One way to be a successful landlord is to be proactive in your financing strategies for funding the growth of your business.

Most people who are ready to invest in commercial real estate are usually somewhat familiar with the home loan process. That's commonly because they might have bought a home or two in the last few years and they remember the mounds of paperwork that go with it. Although there are a select few similarities, getting a loan for a commercial property is a bit different.

When you get a commercial loan for investment you have to qualify has a borrower, just like a home loan. However, there is one huge key difference. A residential appraiser values the property primarily based on other sold comparables. The primary key difference is that even though comparables are considered with a commercial appraisal, a commercial property is valued primarily off of the income it produces.

This income property makes $150k NOI. We know that based on a cap rate formula we will make 7.5% on our money with no loan on the property. However, we plan on having a loan...the question is will the PROPERTY qualify?
