Uncle G brings it for free every Monday with captain Ryan. Today on the show Grant advises to not chase your budget. Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money.

The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing.

Here are 3 things to ask before going into any deal:

1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this.

A Capitalization Rate (Cap Rate) is a real estate measure I use often to both compare possible deals to buy and to also set goals for myself when acquiring properties.

It's important to understand this concept before you finance real estate because leverage and financing can often mask the most important point - IS THIS A GOOD DEAL?!

A Cap Rate will help you answer that question, and this video will show you how.

2011-06-10 Presenters: Robert M. Lewis

This webinar will parse the fundamental components of real estate finance so that participants will better understand the financial pro formas that real estate developers present to planners and economic developers when seeking public approvals for projects.  Three finance exercises involving realistic real estate developments will then be conducted.  The first will demonstrate a simple project involving equity and debt but that does not involve public participation.  The second will be a project that requires a public-private partnership and the consequent effects on the finances of both parties.  The third will get a little more complicated as an urban redevelopment project involving not only a public-private partnership but also tax credits and tax increment financing, demonstrating the impacts on the financial pro forma and the economic value of the investment to the developer and, separately, to the public entity.

How to finance real estate for new investors is a video about Debt Financing Vs Equity Financing and what's better as far as the investor goes. Recently I have had a lot of investors asking me should they be using debt financing on their projects or should they be using equity financing to fund their projects and I give my take in this video. I talk about positive and negative reason for both sides and which I feel personally works better for us.

Debt financing is in my opinion the best way to go for a number of reasons but most importantly you can make more money and you have less emotional capital invested from your partner worrying about the success of the project. So debt financing can be advantageous for the investor as well as for the lender. Equity financing is beneficial for the lender if it goes well they make more money. If the project goes south they are in the game as you can say and the deal does not make money it does not go well for them.

Financial Markets (2011) (ECON 252)

Real estate finance is so important that it has a very long and complex history. Describing the history of mortgage financing, Professor Shiller highlights the historical development of well-institutionalized property rights for mortgage contracts. Subsequently, he focuses on modern financial institutions for commercial real estate, elaborating on Direct Participation Programs and Real Estate Investment Trusts as means for its financing. The distinction between short-term, balloon-payment mortgages before the Great Depression and long-term, amortizing mortgages thereafter shapes the discussion of residential real estate. His discussion of mortgage securitization and government support of mortgage markets centers around Fannie Mae and Freddie Mac, from their inception in 1938 and 1970, respectively, to the U.S. government's decision to put them into federal conservatorship in 2008. Finally, Professor Shiller covers collateralized mortgage obligations (CMOs) and elaborates on moral hazard in the mortgage origination process.

IRR (Internal Rate of Return) is a very useful tool to have in life, business, and in real-estate investing. It allows you to easily find the return on a uneven set of cashflows. In real-estate, we have the boring, static cap-rate which only allows us to find the yearly return of a cashflow. But what about the initial investment, the income over many years, and the actual sale of the property? All those things provide us sweet, sweet returns and we need to factor those in too! IRR allows us to do just that!

Investing in Multi-Family Real Estate

Do you love Real Estate but don't know where to buy it, how to finance it and how to manage it. These are the top three reasons most never invest in real estate:
1) finding the right deals
2) Get the money to purchase for down payment and debt
3) don't have time to manage the properties

Tenants termite and toilets are an issue if you have a full-time job that makes you a lot of money.
Little deals don't work because they don't produce more income than they do problems.

Understand the power of income producing properties and how to pay down debt with the possibility of appreciation in the future producing 6-10% returns before the value add improvement of the property.

Most people who are ready to invest in commercial real estate are usually somewhat familiar with the home loan process. That's commonly because they might have bought a home or two in the last few years and they remember the mounds of paperwork that go with it. Although there are a select few similarities, getting a loan for a commercial property is a bit different.

When you get a commercial loan for investment you have to qualify has a borrower, just like a home loan. However, there is one huge key difference. A residential appraiser values the property primarily based on other sold comparables. The primary key difference is that even though comparables are considered with a commercial appraisal, a commercial property is valued primarily off of the income it produces.

This income property makes $150k NOI. We know that based on a cap rate formula we will make 7.5% on our money with no loan on the property. However, we plan on having a loan...the question is will the PROPERTY qualify?

We check the rates and find out we can get...

Real Estate Investment Trust (Organization Sector), commercial real estate, REIT rules, how reits work, what is a reit, Mortgage REITs, Equity REITs, private real estate, listed REITs, real estate investing, Real Estate (Industry), REIT, REITs, CRE, NAREIT

REITs, or real estate investment trusts, were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in
other industries, through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment, without actually having to go
out and buy or finance property.

This video provides some insight into what REITs are and how they work. The REIT industry has a diverse profile, which offers many benefits. REITs often are classified in one of two categories: Equity REITs or Mortgage REITs. Equity REITs own a wide range of property types including offices, shopping centers, hotels, apartments and much more. Equity REITs derive most of their revenue from rent on those properties.

Mortgage REITs may finance both residential and commercial properties. Mortgage REITs get most of their revenue from interest earned on their investments in mortgages or mortgage backed securities.
